You forgot to mention that Postmates also charges a 9% Service Fee in addition to the delivery fee. The Postmates delivery persons only receive 80% of the delivery fee.

I appreciate a short sale is the sale of the home in which the sale proceeds falls short of the balance owed on the property's loan. A negotiation is entered in to which the homeowner's mortgage company or companies accepts less than the full balance of the loan at closing. A buyer closes on the property and the property is "sold short". ~va short sale

Is this a true statement for you? If it is, there's hope for your
situation. When you go too long without paying your mortgage, your lender
exercises their right to call your loan due and payable in full, and they
issue a Notice of Trustee's sale. This notice is public record, and its
design is to let you know that in 91 days, your house will be put up for
auction, and the result will be a big fat "F" on your record. It's
frightening and can be very embarrassing, but you must know that you are not
alone, and I can successfully help you remedy the situation through what's

What's a bit strange is that her lender (Chase) doesn't need anything from
the lien holder on the property. The relationship is between the lien
holder and the owner, not the new lender. Bank of America uses a system
called Equator to facilitate the deadlines and paper trail associated with
the short sale. It's actually working better than it used to.

Bank of America, provided the offer meets the Broker Price Opinion that had
to have been conducted on the property when your daughter submitted the
offer, should extend the sale, as it is in their best interest to do so. If
they don't, it's probable that the listing agent isn't fighting hard enough
to prove the value, or the offer is actually too low for their threshold.
The problem is common that their threshold is inaccurate based on bad data.

Good article. Wish I would have read this earlier. My daughter is buying a short sale and now her bank (chase) does not have all of the papers needed. Tried to extend it with the sellers bank (bofa) but the rejected it and I guess you can't talk to someone as it is all submitted through the web. Seems like a really stupid system and I don't understand why bofa will not extend it jsut for a couple days. I feel sorry for their client the seller.

I don't know in any instance where that would be advisable, unless you have
working knowledge of the buyer's agent's skills in short sale negotiations.
I would never advise my client to disclose their information to a
prospective buyer or buyer's agent, unless the seller thought it would
benefit them. Even though it's a short sale, it's a standard real estate
transaction where each party has their own independent representation.
There's no possibility, in the course of my business, that I would allow a
buyer, or a buyer's agent to be involved in anything more than providing me
(the listing agent) with market data to support their offer. The amount of
information that a seller would have to disclose to a buyer to complete a
short sale would put the seller's financial life under a stranger's
microscope.

Does that mean there isn't a way to do it on paper? Probably not. But
that's certainly a question you need to present to your broker for
clarification. Your job is to protect the interests of the seller.

A buyer wants to do the negotiating with the bank on a short sale listing that I have. My goal is to stop my Seller's foreclosure and avoid any deficiency judgment. Have you seen or used a contract that the short sale negotiator (the Buyer) would have with the Seller identifying the negotiator's fiduciary responsibility to the Seller?
